    • Complete accounts receivable services including electronic billing/statements, daily cash receipts via an established lockbox, and various payment options including ACH transfers, eChecks, and credit/debit cards.

    • Delinquency control and collections including all past due letters and coordination with collections agencies. Unlike many other management companies, we never take any part of late fees, as it’s the Association’s money that’s paid late, not the management company’s.

    • Complete accounts payable services, including preparation of checks for the Board, verification of invoices, and managing cash flows.

    • Comprehensive financial reporting services, including preparation of monthly, quarterly and annual financial statements, and accompanying reports, such as bank reconciliations, cash disbursement journals, aged receivables reports, and assessment activity reports. Our reports are detailed but easy to read.

    • Preparation and distribution of annual budget in collaboration with the Board or on-site manager.

    • Ensure compliance with all civil code, state law, and tax responsibilities including mailing of all required disclosures.

    • Assist the Board with allocating Association funds for maximum yield in FDIC insured accounts.

    • Maintain and continually update all Homeowner and Association records.

    • Assist homeowners and vendor with inquiries regarding their accounts and payments.

    • Process sales transfers and HOA certifications.
